True." Hi everybody, it's Dave Blinder. Today, we're going to go over a brief training on the Garden State MLS system. We'll be covering how to add new contacts and set up recurring emails for clients, especially those from your sphere of influence, open house leads, online internet leads, and anything similar. I'm going to start by logging into the Garden State MLS system. It's important to note that recurring emails through Garden State MLS have an expiration term, which is currently set at six months. After that, you will need to renew the search. Although I wish it could be perpetual, renewing the search is pretty easy. Now, let's dig in. First, I will begin by conducting a basic advanced search in the Garden State MLS. This search will be based on the criteria of my last open house. Assuming these people were interested in a similar styled home, I have already selected a single-family style home, excluding condos or townhouses. We are specifically looking at Morris County, New Jersey. The most recent open house was a two-bedroom home, so I will set the search criteria to include two or three bedrooms. Total acreage is not necessary for this search, so please make sure to remove it if it is still included. Also, we are not interested in properties with one acre or more, as we are looking for a small ranch. This search will have a maximum list price of $400,000. In my experience, exceeding this price range for a 2 or 3-bedroom home can become expensive in our area. On the lower end, if you go considerably below $280,000, you will find many foreclosures, fixer-uppers, and tear-downs, which are not pertinent to a renovated ranch like the one we just hosted in Indian Lake, Denville.
