True," every Fraser I talk to, the first question I always ask is, "What's using a clipboard?" My name is Greg Melis, and I started phrasing back in 2000-2001. So, it's been 15 years now. I've done presidential appraisal, but I have never gotten into the commercial side. I only know residential appraisals. I believe that being a good Fraser involves bringing one's own work. The better you are, the more work you can handle yourself. But, it's just a Friday, and anything you do will be done. Therefore, I spend most of my time getting a lot of it done before I get to the field. I would rather go ahead and pull all the columns and plug everything into Total. This way, I can export it out and speed up the process when I get to the property. Well, I start with the outside first. I go around and take my exterior photos from all angles. Then, I start with the measurements. I measure the property before I go inside. I find it helps me from getting lost. When I go inside, I follow a clockwise motion. I start at one corner of the house and then work my way around the house through the interior, all the while entering the information into Total. I also do the upstairs, and then finish off with taking pictures. By the time I've arrived at a property, it takes anywhere from 20 to 30 minutes, depending on the level of detail and the size of the property. Most properties take me about five minutes, as I have the type of information pre-filled. I just need to take it for a written sketch and put it back in. I would say this process probably saves me anywhere from 30 minutes to two hours...
